The company is seeking an Assistant Controller/Senior Accountant to join its dynamic and growing corporate team in Los Angeles, CA to assist with various fund and management company accounting issues.

Responsibilities will include:

Turner Multifamily Impact Fund

  • Review monthly financials per the below review checklist for the properties, taxable REIT subsidiary and fund manager;
  • Assist with monthly variance analysis;
  • Audit various accounts disbursements for compliance with property management agreements, construction management agreements, cash control and capitalization policies;
  • Manage quarterly and annual loan compliance;
  • Assist with purchase price allocation process;
  • Assist with REIT and income tax issues;
  • Prepare taxable income estimates;
  • Act as liaison with Property Management accounting staff;
  • Document new policies and procedures;
  • Assist with quarterly annual fund reporting; and
  • Handle investor reporting issues.

Turner-Agassi Charter School Facilities Funds and Turner Healthcare Facilities Fund

  • Assist with loan compliance;
  • Handle investor reporting issues;
  • Assist with quarterly annual fund reporting;
  • Prepare taxable income estimates; and
  • Document new policies and procedures.

Turner Impact Capital

  • General ledger account analysis and budget variance reporting;
  • Assist with implementing various initiatives;
  • Perform cost center accounting;
  • Document allocation methods;
  • Yardi set up;
  • Data conversion;
  • Compile taxable income projections; and
  • Create and update book estimates for external accountants to convert to tax.

Applicants should have the following qualifications:

  • Bachelor’s degree in Accounting;
  • CPA preferred;
  • At least 5 years overall experience with at least 2 in real estate;
  • Excellent computer skills:  Excel, Word, Yardi, and Entrata; and
  • Excellent written and verbal skills.

The company is currently seeking an Asset Manager to join the the Turner-Agassi Charter School Facilities Funds in Los Angeles, CA. The candidate will join a team to be responsible for the management of charter school assets that are operating or under development throughout the country.

Responsibilities will include:

  • Quarterly Tenant Operational and Financial Review:
    • Collecting, reviewing, and analyzing tenant operational, financial and social impact metrics to evaluate performance; and
    • Actively reviewing underwritten versus actual figures as they relate to tenant operations as reported in their financials.
  • Quarterly Investor Reporting:
    • Managing quarterly investor reporting process; this includes:
      • Using the Quarterly Tenant Operational and Financial Review to prepare and update the quarterly abstracts used to report to investors with help from Directors.
      • Working closely with the accounting and investor relations teams to project returns for investors and reporting projections; and
      • Assisting with responses to various investor requests as required.
    • Lease Administration:
      • Working with the accounting and finance team to ensure tenant compliance with leases, compliance with loan documents, and various construction/development agreements.
    • Debt Origination and Compliance:
      • Working as an active member in the loan origination process; participating on calls, helping collect diligence, coordinating requests from the lender, and closing project loans; and
      • Working with Accounting team to manage process related to loan draws and compliance.

Applicants should have the following qualifications:

  • Strong quantitative skills and at least two years of demonstrated asset management experience;
  • Strong oral and written presentation skills;
  • Meticulous attention to detail and ability to independently manage multiple projects simultaneously;
  • Superior proficiency in Excel, PowerPoint, and Word;
  • Passion for community and economic development;
  • Bachelors’ degree required; and
  • Experience in managing real estate assets, financial analysis and/or background in accounting required.
